Budget. Schedule. Handover quality. Predictability across the whole investment cycle.

Complete building technical infrastructure — from detailed design to as-built documentation. Budget stabilised before the contract, smart building systems selected for rental value.

  • 1

contract for the building's entire technical infrastructure

  • 100%

of as-built documentation ready on handover day

  • 5 days

for an audit of the design documentation

  • 0

inter-trade clashes — all trades designed together

Challenges we know from investment projects

Three areas that most often destabilise the technical budget and schedule:

A technical budget growing on changes

Uncoordinated trade designs generate clashes discovered only on site. Each one means changes, extra cost and pressure on the schedule.

Handover dependent on documentation

As-built documentation compiled after the works delays acceptance with supervision and tenants and postpones the start of commercialisation.

Smart building without integration

Building systems purchased separately often fail to form a coherent whole. Functions described in sales materials remain unavailable to the manager and tenants.

Why NESS and not separate trade contractors

01

Budget stabilised before the contract

We run value engineering at the detailed design stage: we verify solutions, propose optimizations and price the scope on concrete parameters. Changes during execution are the exception, not the rule.

02

All trades in one design

Electrical, ICT, security and BMS designed together eliminate clashes before construction starts. Fewer design queries, shorter procedures, faster handovers.

03

Smart building selected for rental value

We recommend functions with a business case: utilities monitoring, tenant comfort, ESG reporting. We also point out those that will not add value in a given building — before they become a cost.

04

Documentation in parallel with construction

We compile the as-built documentation during execution. Acceptance with investor supervision and tenants runs to schedule, and the manager receives a complete facility database.

Cooperation model

  1. 01

    Concept consultation

An audit of the design documentation or support at the concept stage.

  2. 02

    Value engineering

Solution optimization and budget stabilisation before the contract.

  3. 03

    Execution

Trade coordination, a schedule synchronised with the general contractor.

  4. 04

    Integration & commissioning

Building systems commissioned as one whole, scenario testing.

  5. 05

    Handover & transfer

Complete documentation, manager training, warranty service.

What you receive

  • One contract and one project manager for the entire scope
  • A budget based on concrete technical parameters
  • A schedule synchronised with the general contractor
  • Complete as-built documentation on handover day
  • Integrated building systems with a trained management team
  • Warranty service with an optional SLA agreement

Frequently asked questions

At what stage of the investment is it best to start working together?

Engagement at the detailed design stage brings the most value — that is when value engineering has full room to work. We also join investments already under construction.

Do you work with our general contractor?

Yes. We act as the technology-scope subcontractor of the general contractor or directly for the investor, depending on the contract structure.

What happens after the building is handed over?

We provide warranty service, train the manager's team in operating the systems, and offer an SLA agreement for ongoing maintenance.

Does smart building make sense in every property?

No — and we say so openly. A concept audit identifies the functions that raise rental value in a given building and those that would only be a cost.
