One subcontractor. All electrical and low-current systems. Zero coordination risk.

We take over the entire technology scope of the site: one schedule, one project manager, documentation maintained from day one. You manage the contract — we answer for the trades.

  • 6

technology scopes in a single subcontract

  • 1

project manager on our side — PM-to-PM communication

  • 5 days

for a documentation audit before the offer

  • 0

inter-trade disputes — coordination happens inside our team

Challenges we know from construction sites

Three situations that most often raise a general contractor's cost and risk in the technology scope:

Fragmented responsibility

With several trade subcontractors, installation interface points are left without an owner. Establishing responsibility for a clash takes weeks and burdens the construction schedule.

Documentation compiled at the end

Measurements and protocols prepared only before handover extend acceptance procedures and delay contract settlement.

Design changes across several contracts

Every design revision requires separate arrangements and amendments with each subcontractor — change costs grow and deadlines become hard to defend.

Why NESS instead of several trade subcontractors

01

Inter-trade coordination inside one team

Electrical, ICT, security and BMS are designed and delivered by a single team. We resolve clashes at the drawing stage — not on site, where they generate cost and downtime.

02

Value engineering before your offer to the investor

A documentation audit within 5 business days: we flag risks, design gaps and optimization potential. You build your offer to the investor on a verified scope and real costs.

03

Investor-grade reporting

Every week you receive a report: progress against schedule, costs against budget, risks with action plans. The format is ready to go straight into your report for the investor.

04

Handover based on complete documentation

Measurements, tests and as-built documentation run in parallel with the works. On handover day we deliver the full set of protocols — the acceptance procedure stays on plan.

Frequently asked questions

Do you join projects where some trades are already contracted?

Yes. We take over an agreed subset of the scope and coordinate interface points with the remaining subcontractors under agreed procedures.

Do you work lump-sum or remeasured?

Both. After the documentation audit we recommend the formula that minimises the risk of changes and amendments for the given design status.

How does the warranty work with such a broad scope?

We provide one warranty for the entire technology scope. Optionally, we offer an SLA service agreement for the operational period.

Do you deliver projects outside Mazovia?

Our core area is Warsaw and Mazovia. We assess projects in other locations individually at the enquiry stage.
